Demolition in the Florida Keys, planned around one road and the water
In the Keys, every truck, every machine and every load of debris moves on US 1. Flood zones, protected habitat and several separate permit offices decide the rest. We settle each of those before we write the quote, and every type and size of job gets one.
- Licensed in Florida as a general contractor
- Every type and size of job gets a quote
- We file the permit as contractor of record
- Licensed firms handle asbestos on our schedule

Why it goes wrong here
An island chain changes the job
A demolition on the mainland is mostly paper and sequence. In the Keys it is also logistics, flood rules and a long drive for every load that leaves.
Debris leaves the Keys
Monroe County has no landfill. Waste is hauled north to the mainland, and the trip from Key Largo alone is long. We price the haul as its own line and plan the loads so trucks are not waiting.
Rebuilding rights come first
New home building in the Keys is held to a state-limited allocation system. Before a house comes down, someone should confirm what can go back up on that lot. We ask that question before we price.
Flood zones and half-value rules
Much of the island chain is in a mapped flood zone, and a damaged building can trip the 50 percent substantial-damage test. That can turn a repair into a demolition, and a demolition into an elevated rebuild.
Site engineering in-house
Our own crews do dewatering, Support of Excavation and deep foundation work, in tidal ground as well. A Keys lot only a few feet above the water table is where that pays off.

How a job runs
Six steps, in this order
Send the address and the scope
Phone us or fill in the quote form. Say which key it is on, what must come down and what must stay.
A visit to the lot
Someone from Romco goes to the property. The building, the flood zone, the utility connections, the way equipment and trucks get in, and the neighboring lots all get a look.
The written quote
You get a document listing what comes out, what is kept safe, and what is trucked north off the island chain. Anything that hangs on survey results is marked as such.
Paperwork before machines
If asbestos testing applies, it happens here. So do the utility shutoffs and the filing of your demolition permit with whichever office covers the parcel.
Demolition and haul-off
The crew works through the agreed order. Debris is trucked to permitted facilities, and we keep the load records.
Final inspection
The permit office signs off after its last inspection. You are left with a cleared lot, or the shell you specified.
Key by key
Several permit offices, one chain of islands
Key West, Marathon, Islamorada and Key Colony Beach run their own building departments. Monroe County covers most of the rest. Find your key.

Questions
Before you call
What does a demolition cost in the Keys?
A quote follows a visit to the property, or a review of photos and drawings when those show enough. The figure moves with the building's materials and height, the asbestos survey, the utility disconnects, how equipment reaches the lot, and the haul, because everything leaves the island chain by truck. We do not publish prices, since two lots that look alike seldom cost alike.
Is there a minimum or maximum size of job?
No. A shed, a pool, a slab or one interior wall gets a quote, and so does an entire building, whether the work is selective or structural. Describe what is standing and what has to stay, and we price that scope.
Do I need a permit to demolish a building in the Keys?
Almost always, for anything structural. Which office issues it depends on the key. Key West, Marathon, Islamorada and Key Colony Beach run their own building departments, and Monroe County handles most of the rest. Once you hire Romco, the application is ours to assemble and file, and so is the inspection calendar up to the final sign-off. Check what your parcel's office requires, because lists differ.
How is asbestos handled before a demolition?
An independent licensed consultant surveys the building first, because the federal asbestos rule calls for a thorough inspection before a regulated demolition and the state notice depends on it. Should the survey turn up asbestos that the job would disturb, a separately licensed abatement firm takes it out. Romco books and sequences both visits, but abatement is not work we perform.
How long before a Keys demolition can start?
No one can name a date until the facts are known. The start depends on how fast your permit office reviews the file, when the utility letters arrive, the asbestos survey and the notice that follows it, any flood-zone or habitat review, the weather, and the building itself. When those are settled we send you the order of work and what each step waits on.
Is Romco Builders licensed?
Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Some trades need a license of their own: asbestos removal, electrical disconnects and tree work are examples. Those are done by firms that hold it, and we fit them into one schedule.
Who shuts off the utilities ahead of demolition?
That falls to the utility companies and licensed trades. The power company ends electric service, the water utility deals with the meter, and a licensed plumber caps water and sewer lines. Where a lot has a septic tank, that tank gets a separate abandonment permit. Key West also wants a plumbing permit for the water cap to accompany the demolition permit. We ask for the letters, follow them up, and file when the set is whole.
Where does the debris go?
Monroe County has no landfill, so waste is hauled to the mainland. We sort it, load it, and send it to licensed disposal or recycling facilities, and the long haul is priced in the quote as its own line. Clean concrete and metal are usually pulled out of the mixed pile first. Any asbestos waste moves on its own, handled by the abatement firm under separate rules.
Which parts of Monroe County do you work in?
The whole county, from Key Largo and Ocean Reef south through Islamorada, Marathon and the Lower Keys to Key West and Stock Island. Our headquarters are in Fort Lauderdale. Every office keeps its own checklist, and we follow the one that applies to your parcel.
Can we keep using part of the building during the work?
In many cases you can, if the work is ordered for it. We plan around what remains: an engineer designs any shoring where structure comes out, dust and debris are walled off from the occupied side, and hours are agreed with the owner or association. That plan is written before anything is opened.
